Moving anything in or out of Nexus?

Moving

The Lifts at Nexus service 88 apartments and as such are well utilised every day.  Please refer to Nexus By-Laws Residential (Section 11) for your obligations when Moving and Delivering Stock, Furniture and Goods.

Moves in or out of Nexus may only occur between the hours of:  09:00am to 02:00pm Monday to Friday and are not permitted on weekends, evenings or Public Holidays.

Any resident wishing to move in or out of Nexus must contact the Building Manager (see Emergency Contacts tab) at least 48 hours beforehand and pay a refundable security bond of $500.00. Any damage to common property sustained during the move is to be paid for out of the refundable security bond.  Any damage in excess of the $500.00 security bond will be invoiced to the resident requesting the move.

Prior to any move, a Common Area Inspection Form must be filled in by the Building Manager (or his representative) and the moving resident or their representative. The Form will list any pre-existing damage between the Nexus building entry point and the door of the apartment. At the completion of the move, the Common Area Inspection Form will be checked off by the Building Manager and the moving resident or their representative to determine if any new damage has been sustained during the move.

The Building Manager will:

  • complete a pre-inspection Common Area Inspection Form to record any pre-existing damage
  • ensure the resident has exclusive access to the Lift
  • ensure the Lift wall covers are fitted to avoid any damage
  • and then once the move is completed, the Building Manager will complete the post-inspection Common Area Inspection Form

If any move in or out has to occur after the nominated times or days, the resident must contact the Building Manager to make necessary arrangements and a call out fee of $200 will have to be paid to the Building Manager prior to any move in or out if the Building Manager attends after the nominated times or days.

Things to remember during the move:

  • Do not park any vehicle on the Albany Lane footpath
  • Ensure a cover is fitted over the Removalist truck door if it is likely to come into contact with the rear Albany Lane Awning
  • Do not lean any heavy objects against any walls, doors or mirrors
  • Do not hold open the Lift doors with any object as this causes damage to the Lift operation.  Ensure you have booked the Lift and have it placed in "exclusive mode"
  • Close all doors held open after your move
  • Do not leave any unwanted furniture in public areas or anywhere at the rear of the property
  • Please clean up any spillages (e.g. water from fridges or washing machines), mess or rubbish left behind after your move

A convertible trolley (platform to upright) is available for hire from the Building Manager ($90 security bond and a $10 hire charge) for on-site movement of materials.  Collection and return is only available through the Building Manager at convenient times.

Nexus By-Laws Residential (Section 11) - Moving and Delivering Stock, Furniture and Goods
11.1 Moving In
You must make arrangements with the Owners Corporation at least 48 hours before you move in to or out of Nexus Residential or move large articles (e.g. furniture) through Common Property.
11.2 What are your Obligations?
When you take deliveries or move furniture or goods through Nexus Residential (including the delivery of stocks and goods), you must:
(a) comply with the reasonable requirements of the Owners Corporation, including requirements to, fit an apron cover to the Common Property lift; and
(b) repair any damage you (or the person making the delivery) cause to Common Property; and
(c) if you (or the person making the delivery) spill anything onto Common Property, immediately remove the item and clean that part of the Common Property.
11.3 Role of the Building Manager
The Owners Corporation may appoint the Building Manager to assist it to perform its functions under this by-law. If this happens, you must:
(a) make arrangements with the Building Manager when you move in or out of Nexus Residential; and
(b) comply with the reasonable requirements of the Building Manager when you take deliveries or move furniture or goods through Nexus Residential.
